Noida: Pay 25% dues for registry, builder told after residents of Gardenia Glory protest

NOIDA: Residents of Gardenia Glory in Sector 46 said that after media reports on their decision not to vote if their flats were not registered, Noida Authority told them that the developer had been asked to pay 25% of its recalculated dues so that the process of registry can start. Officials said 500 flats had been registered so far.

On Tuesday, TOI reported the protest by residents where they had put up ‘no registry no votes’ posters in the society.

Kailash Pandey, a resident of Gardenia Glory, said there were 1,450 flats across 20 towers in the society. “The possession of flats started in 2015. We shifted to this society the next year and have been living here since then. Eight years have gone, but the registry of none of the flats has been done so far. We haven’t received any update on the registry of flats so far. That is why we had put up posters of No Registry No Votes,” he added

Pandey said that following media reports, the Authority held a meeting with the developer and asked them to pay 25% of dues by April 12, 2024, and start the registry process.

The Authority stated in a letter that 25% dues of this project would amount to Rs 140.53 crore. “The developer is asked to pay the dues by April 12, by which registration of 138 flats will be executed,” the Authority said.

The Authority had sealed 122 flats of Tower D for failure to clear the dues. These flats will be de-sealed once the dues are cleared. The developer has also been asked to open an escrow account by April 8.

Meanwhile, the residents have removed the ‘no registry no votes’ banner from the society. They said they will protest again if the issue is not resolved by April 12.

A Noida Authority official said around 500 flats have been registered under legacy projects in Noida. Of the 35 developers who accepted the govt’s deal, only 14 have paid 25% of their recalculated dues, amounting to Rs 122 crore. The Authority is urging the remaining developers to make their payments soon.
